• London Community Center

  • GCC's long experience in project management allows them to keenly remain alert for value engineering opportunities with each project. During the London Community Center project, GCC worked resourcefully with the city, suggesting and implementing numerous changes which greatly improved the architectural value and usefulness of the building as well as cutting cost.

    Several cost deductive changes, including the use of a warranted roof-over system in lieu of the specified roof demo-and-replacement system. Money saved from those change orders was used to add architectural upgrades in the interior design resulting in higher property for the same budget. Redesigned dramatic lighting with dimmable fixtures vs. the standard fluorescents specified, thus making the space more flexible, and allowing for low-light dinners and video projections. More hospitable carpet and trim selections which were typical in many hotels were suggested and implemented. The functional need for a loading dock addition for the rear entrance adjacent to the kitchen and storage areas were added. Improved design character suggestions were offered for the new facade brickwork. This project was completed on time and within budget.
